Broad Beach is one of Malibu's most exclusive and expensive neighborhoods. The 1.1 mile stretch includes about 100 beachfront homes, many of which are extraordinary. There are only a few undeveloped lots. Three homes on Broad Beach Road sold for over $20 million in 2007.
Sea Level Drive
Sea Level Drive has two sections, both of which are among Malibu's most attractive quaint little streets.
East Sea Level Drive is along the beach. It forks off from the central portion of Broad Beach Road. Most homes are across the street from the beach. Gardens stretch along the edge of the road on the beach side. The ability to walk between the homes and the beach has helped engender a spirit of community.
West Sea Level Drive is a road that leads to the beach. It forks off from the western portion of Broad Beach Road. Homes are located on both side of the street leading to one of Malibu's most beautiful beaches.
Both roads have gated entrances.
El Matador Beach
The El Matador Beach neighborhood has one of the most beautiful beaches in Malibu, with sea caves, large rocks, and eroded sandstone pillars called "sea stacks."
The Encinal Bluffs neighborhood is west of Broad Beach and El Matador State Beach.
Homes are large, with acreage overlooking the ocean. An example of the growth of property values is a 20,000 square foot, 13 bedroom mansion on 7 acres with 300 feet of private beach built in 1993. It was sold for $27 million in 1999, and was sold again in 2001 for $31 million. Now it would be worth significantly more.
